Applying for mortgage 200 miles away as partners possible?

Here's the situation, I live in Bristol, my partner lives in Liverpool. We earn £80k between us and we are first time buyers with both good credit scores and no debt (apart from student loans) ideally looking for around a 300k mortgage with an additional 50k deposit to put down. However the house we are looking at will be in Liverpool where my partner lives. Our plan is to a secure a house/mortgage FIRST and then I would permanently move to Liverpool ONCE I found a new job up north. I would not leave my current job in Bristol until I secured a new job up north so there would never a gap of unemployment, and the new job would be in the same field and the same basic salary so fairly low risk job switch. I would also have an additional 10k in savings anyway, so enough to cover the mortgage payments by myself for at least 6 months without taking into account my partners income. Basically I want a mortgage up north based on my income and job in Bristol down south and only then get a job up north after I we own the house in Liverpool. Would the lenders question why I live in Bristol but want a mortgage so far away? Also what are the implications of getting a mortgage as partners as opposed to being married (because we plan to get married after the house purchase goes through and I move up north). How likely am I to get a mortgage and will the rates be favorable?

    My brother was in a similar situation but he got a job in the new city, moved in with his fiancée and then got a mortgage. I am quite certain that being married or not has no impact on a joint mortgage application.
  • as long as you factor in the alternative accommodation in Bristol in to the affordability then a lot of lenders will be fine with this.   
  • We both live with our parents and virtually have no outgoings so I would think affordability isn't an issue?

    What's the likelihood of finding a job at same salary level in the same industry in the Liverpool area? 
  • I've done some research and job searches in Liverpool and with my current experience I should be able to get a job pretty quickly with the opportunities available, getting the mortgage based on my current situation is my main concern rather than finding a similar level job.

    No my plan was to start applying once I got a mortgage on a home up north, unless this is not possible whilst still being employed in Bristol?

    Go through a good broker so they can pick the right lender for your particular complexities and you should be fine.
    Better to apply before the job change and explain the plan than to wait for the job change and deal with the uncertainties and costs that go along with that...

    Yeah that's my plan to go through a broker and only change jobs after we complete on a mortgage, I just want to know that this is possible and the lender won't question the distance between me and the proposed property location.

    They will probably raise it as a concern but that is why you use a good broker to handle that and to pick a lender that will be comfortable with your plan...
