Damage to furnished rented property

    Fair wear and tear is to be expected and the longer someone lives in a property the more Fair wear and tear is to be expected.
    However most Landlords don't buy second hand furniture from a charity shop as it needs to pass Fire safety regulations and a sensible LL would have invoices.
    The LL can't claim for a new sofa unless they can prove they paid £xxx for it 6 months ago and the tenant moved out having caused damage above Fair wear and tear.
    Video inventory ?
    If you live in the property for 3/4 years then LL can only claim a percentage.
    So new sofa costs £500 and should last 5 years
    After 3 years LL can only claim 40% of cost for a new one.

    Glad to hear you've managed to deal with the damaged sofa though :)

    It is illegal for charity shops to sell second-hand soft furnishings unless they have the fire safety tags on them.
  • Moral dilemma: Do I tell my landlord that I was keeping a pet cat at their property against the rules, or do I make up a ridiculous story about a friend visiting with their cat? (Because we all know how cats love to go visiting along with their owners).
