Title plan tinted blue and pink

Evening all
So we're onto potential purchase number two. I've just downloaded the title plan and register and am concerned we may not be able to extend as we'd like to, due to the blue and pink tint on the plan. Nothing is said in the title register about the pink area but it looks like it's just the pavement, although it's within the red boundary. I downloaded the title plan for next door but one, in the hope that it was also blue, but it wasn't. The title says the following: The land tinted blue on the title plan is subject to rights of drainage through the sewers drains and watercourses therein and thereunder and the rights of entry for the purpose of inspecting maintaining repairing cleansing and renewing the said sewers and drains.
I'll try and add a pic below but if it doesn't work the blue covers the whole plot except for the pink pavement strip. We originally viewed the property back in September and will obviously view it again, but if we're unlikely to be able to extend because of the blue then we won't bother - or is this quite common of you're the end of a drain run? Thanks in advance

So there is no explanation of the red in the Title document?I doubt you could extend forwards onto the road where the red area is due to Planning restrictions.I don't see what your issue is with extendig backwards in to your (blue) garden, subject to normal planning permission.0

Thank you, and no, nothing about the red/pink. The next door but one plan doesn't have any tint at all but the plan looks much older than this one, I'll add a pic below. We only want to extend out the back and will check where the manholes are when we view, just in case we'll have problems building over. But that's helpful to know, thank you!0

It sounds to me like 'your' property - tinted blue - has rights (or had rights) over the next door property to drain into their drainage system, which suggests at some point you have shared drains, which isn't that unusual.
However, the fact that the relevant information appears to be split over two titles is a bit odd, and I'm not sure what it implies for the technical legal status of this right. Even if your granted easement to drain isn't valid, I should imagine you have an easement by implication or prescription.
It's also hard to exclude the possibility that the two may not be linked at all, although I suspect that's not likely.
Of course, ask your solicitor to explain their thinking.0 -
1. HMLR might have made a colouring error. It does happen. Write-in and ask.2. OR maybe the pink part was comprised in an earlier deed separate from the blue part. If so, there should be cross-referencing in the register entries. If there isn't, again: write-in and ask.3. OR just ask your solicitor. That's included in the service for which you're paying.0

Thank you both. I certainly will do that if we offer, I just wanted to see what it meant in reality in case it was a deal breaker for us and then no time (or more money) is wasted. I assumed it meant that others would have rights over our property that might prevent us from doing what we want to it, so I'll be very happy if that is not the case0
