Buying land off local council

I have a woodland area behind my house and am wanting to purchase the area behind me. It is a dead end and won't affect the area but don't know how I go about doing this and would like to get a solicitor involved. Any suggestions welcome

Is the land for sale? I’m not aware of any reason why the council would consider selling it on to you, but equally not sure why they wouldn’t. You would need to contact the council firstly to establish if they would even consider selling it. Have you done this?0

Does it definitely belong to the council?Have you downloaded the title and registration documents from the LR to confirm?0

Not much point getting a solicitor involved until you figure out whether it belongs to the council and whether they are willing to sell it. So speak to their estates department in the first instance.0

If you want to change the land use - from woodland to garden, for instance - you might also need to investigate planning permission.

Don't waste money on a solicitor until you know if it's for sale.
I read (I think on here but maybe wrong) councils aren't really selling land at the moment and some aren't even taking enquiries as it's a non essential service which hey don't need to resource .
I'm sure you already know this but if for sale here is one example of associated fees (Swindon Council)- Application fee - £110
- Land valuation fee - £275
- Statutory Notice charges for disposal of public open space - £410
- Change of Use planning application fee - Refer to Planning Portal
- Council's legal fee (varies depending upon complexity) - £400 to £550
Most councils websites have an area under land and planning specifically for these type of enquiries.0
