How long between offer accepted and house moving to 'Sold STC'...? FTB and stressing!

Hi all
We are first time buyers and had our offer accepted on a property just over a week ago. We have provided all financial info including mortgage agreement etc., however the house is still not showing as 'Sold STC'. Can anybody advise, on average, how long it usually takes for this to happen? We are worried that we may lose the house if it is not taken off the market!

    It will be off the market unless you're buying a repossession?  In which case they won't stop marketing it. 

    With normal sales, if people call they will be told it is under offer.  They may well take details 'just in case' but estate agents aren't interested in selling houses twice.  There won't be any more viewings.   

    Different EAs will have different policies on when to mark it SSTC.  Some will do it immediately, some might wait for survey to be booked.      Whatever, it's not something to be worried about.

  • It was overnight on Zoopla and Rightmove, but didn't happen until I mentioned to the agent that is wasn't showing on OnTheMarket and then it was overnight.

    However, with a different agent that I viewed with NONE of their properties are ever marked Sold STC. They just leave them and tell you that you can't view when you ask about them. Extremely annoying...

    It is usual to take the property off the market, as the buyer is going to have to invest quite a bit of money in legal and mortgage fees. However, there’s no obligation on the sellers to do that. So, did you make it a condition of your offer, or did you just assume? 

    Are you prepared to withdraw your offer if the listing is not updated?

    As far as I know, Rightmove can be updated in real time, ie there is no delay between the agent marking the listing as SSTC on the system, and the view the public get being updated to show that.

  • Do you know if your solicitor has received the Memorandum of Sale? This is what the Estate Agent puts in place when your offer is accepted. Usually the estate agent needs your Mortgage in Principle confirmations, financial stuff and the details of your solicitor

    Have you had the memorandum of sale issued yet?

    It makes zero difference to anything whether the EA put the little banner on RM or not.
    When we bought this place, they never did - it stayed looking available until after we'd completed and moved in, then it was just removed.

    If you're worried about them soliciting gazumpers, get a friend to phone and inquire about a viewing...

    All EAs and vendors are different - and ultimately the vendor makes the decision when it's off the market. Phone the EA and ask. If they're waiting for something to happen, find out what and make it happen as fast as possible.

    For future, you can say your offer is subject to the property being taken off the market.

    By the way, it’s perfectly okay to enquire about your sellers' position. Have they found something to buy? Is that in a chain, etc? You probably won’t get an entirely honest answer, but it’s worth asking.  If your sellers have only just started looking, I would not get too excited just yet.

  • When we bought the EA said their own system would mark it as SSTC (which then means they update the RM listing) when they input the solicitor details for both sides.  There was a delay of a couple of days as our sellers hadn't appointed one yet.

    I would ask them to remove it. Mine got taken off RM the day my offer was accepted. 
  • I was worried about this as well, I waited over ten days.   It was because the vendor took over a week to inform her EA of her solicitor's details, which delayed the issue of the Memorandum of Sale.  Once I received the Memorandum of Sale it was marked as SSTC.
