Best free property management software for landlords

Hi MSEers,
I am a landlord with a very small porfolio - only 2 properties! Does anyone have a recommendation of a good property management software for landlords. The principle features that I need are recording expenses/receipts for end of year accounting and rent reminders.

Won't a spreadsheet and a calendar do the job?

Quite, spreadsheet etcFor free spreadsheet software (and presentations, word processing etc etc) Libre-office- IMHO cheaper ( - free - ), more secure, faster than the "usual" alternative.

I use smartpropertymanager.com, which I find very helpful. It's free for up to 10 properties (I just have 1).
It helpfully categorises expenditure; lets you keep track of income etc, separately for each property and tenancy. It will provide the totals for entry into your tax return - keeping pace with any changes year to year.
Worth a look, if you don't fancy writing your own spreadsheet.
