Worried about house survey - leak and damp

    Did the survey include a valuation? If so, how does that sit relative to the accepted offer?
  • No valuation. I thought I'd read elsewhere that as I've paid a good amount of money for this it's my property and I shouldn't share the whole thing as it it could be used for another buyer by the seller if they pulled out. Just checking this.

    That's all about the surveyor's professional indemnity insurance.

    They've done the work for you, you're the one that's covered if they were wrong.
    If you pull out and hand the survey to somebody else, they would have no comeback against the surveyor.

    The EA is simply asking to see the entire survey so that they know it really is the survey on this property, and not just some random bits of cut'n'paste from somewhere else entirely.
  • Thanks all. So I've had a builder in to check and he says a new roof is needed, are a cost of around 4-5k. I've asked for a 4k reduction in price on the property. However after the house sale I'd have around £2k left in savings and it would take me a few months to build that up higher. I don't know how I can actually pay for the roof myself unless builders do credit card or something? Someone said I can get the money from the lender for the roof but I don't understand how this might work.
