  • Unless it's too late you don't have to permit improvement like a new kitchen.  So just say no!  (Unless you get what you want, plus 50% off rent this month)

    Are you sure that's right artful? LL can access common areas of an HMO whenever he wants - not sure if that affects what he can do in the common areas as here.
    Apologies, my bad, had stupidly failed to notice HMO.

    However not sure Landlord can remove kitchen facilities in HMO during this work.  Call Shelter 0808 800 4444 and ask.

    A sensible Landlord would certainly make a financial gesture if they had half a brain but sadly that's not a requirement for being a landlord.

    just what I was thinking. We just fitted a beautiful new kitchen in our rental property between tenants but We might as well not have bothered.

    The OP hasn't said anything of the sort!  He seems quite happy as long as there is likely to be facilities there when he needs them, its what he pays for after all!

    The OP is asking if they can claim anything for lack of kitchen facilities in their very first post!    I tell you what I would be thrilled if somebody provided me with a brand new kitchen.

    The Landlord isn't just fitting a new kitchen to benefit us are they? They are doing it to make sure that the property remains up to standard to attract future tenants. The Landlord isn't a fairy godmother bestowing a new kitchen on us, they are making sure their rental property is of a good standard.

    Why on earth wouldn't you keep the kitchen up to spec in a HMO, where there tends to be lots of short term tenants.

    All I am asking is, am I entitled to anything if there is there is a lack of facilities to cook hot food during the work. I am not disputing that I will benefit from a new kitchen.

    Engage your brain for a second, do you think the Landlord is doing this to benefit us or make sure their HMO rental property is up to standard to attract future tenants.

    I'd say it's probably 90% for the second option

    They could do it between tenants? The tenants won't fester, they will move out if it's that bad. The landlord isn't doing them a favour, get real!
