Chasing to Exchange advice please..

Hello, I think we are close to exchange.
Buyers searches back yesterday, so there could be some enquiries but not sure yet. I have already answered a long list of enquiries earlier this month.
Everything done on my purchase and the chain above is ready.
My question is who should I chase first? Who is gonna be able to move this along for me? Haven’t moved for years and would appreciate any advice!
Thanks in advance.

From my experience your estate agent. I was at was the bottom of a small chain so didn't have my own EA. My sellers were buying from someone with no onward purchase. Despite them and their sellers proposing an exchange date to me they were the ones holding it up. I pestered my sellers' EA to get it moving. My sellers' solicitor were useless at responding to mine and my solicitor was getting frustrated. The EA was awful for getting passing on the wrong info but at least he responded to emails and phone calls.
The solicitors involved don't have a much of a reason to get the sale pushed through asap. The EAs will want their commission so are more likely to want to sale to close fast.1 -
Estate agents should do 'Sales Progression'.
That involves chasing the seller and buyer they're dealing directly with, and liaising with the other EAs up and down the chain.
Assuming the EAs all get paid on completion, they do this to stop the chain falling apart, and to move everyone along as quickly as possible - so that they get their commission as quickly as possible.
But the process might not work so well if one or more of the EAs isn't paid on completion (i.e. they've been paid a fixed fee in advance). Or if somebody in the chain is selling without an EA.

Just give your solicitor your preferences for exchange & Compleion, and leave him to get on with doing what needs to be done and arranging it when ready.* simultaneous Exchange/Completeion? Or you want a gap?* preferred dates?* dates to avoid eg holidays, mum's birthday, date of your hospital scan etc* preferred day of week eg Fridays, or not Fridays.
