Zero Dividend Preference Shares...?

Back in the day I had many of these, from memory mostly from companies involved in building accomodation for students. (ie campus residence/halls).
Their benefit was that they were reasonably safe but more so that all the income (rent) generated was converted to capital gains, so effectively converted
income to capital gains to make the most of one's CGT allowance
They served a useful purpose - what happened to them ?

I remember some big scandal took place on these in the investment trust world a few years ago - A guide to zero dividend shares | This is Money So they have a bad rep these days.

I think at least one of the wealth preservation funds uses them - Personal Assets or Capital Gearing but can't remember which one off the top of my head. Whether they are suitale for retail investors to consider as direct purchases don't know but I wouldn't.0

The AIC (Association of Investment Companes) still has a section on zero dividend shares, listing what's available and the relevant data (hurdle rates, redemption yields, etc) at:

Lots of split capital trusts blew up in the financial crash so became a lot less popular. To have ZDP you also had to have other geared classes of shareRemember the saying: if it looks too good to be true it almost certainly is.0
