Landlords Maintenance Insurance

Does any one know the best companies that offer insurance on maintenance for landlords? ie Insurance that will cover burst pipes, boiler breakdown etc - not buildings or contents. I came accross a good one several months ago which had a number for the tenants to call in case of problems, but typically I can't find it

A burst pipe is not maintenance - the water damage would be covered by the standard buildings or contents insurance. If the pipe burst due to frost, plumbing repairs would also be covered. You can't to my knowledge insure against replacement of old or worn out parts.
What you might consider is a maintenance contract on the heating system, which might provide for what you are thinking of, although my view is that those available in the domestic market are rather like extended warranties - overpriced and not worth the paper they're written on. Cheaper to simply pay for repairs as arising.0 -
I use british gas. Probably not the cheapest, but they are happy to deal with the tennant direct, and carry out the gas cert every year automaticaly.
The cover I have also includes plumbing, although not really sure if I need it. Cover has been usuful as the boiler has broken down twice in the last year, and the costs of the parts alone has been over £5000 -
if you have newish boilers i would not buy a contract cover - repair as you go along. - but if you have really old boilers then you may not get a contract anyway !0
