Thanks David and Tellit, that's all good to know. I think I'll set the wheels in motion on the index map search asap and meanwhile carry on reading up on the transfer process and get at least a draft of the forms completed while I'm waiting. I am as certain as I can be that she owned the property, but be good for peace of mind to get everything official completed asap.

If the property was purchased by your parents in the seventies and has not changed hands since then, it is quite possible that it is unregistered.

Thanks xylophone, that's interesting, looks like it wasn't until the 80s in my area that land had to be registered. My dad died ten years ago and everything passed to my mum, so it's possible she might have registered it then if it wasn't already. Otherwise the gov.uk link says it's possible to send the form to register an inherited property at the same time as the transfer forms.
