Are you in the process of purchasing the property or have you already purchased?  The survey is a negotiating tool during the purchasing process rather than in trying to reduce a quote to do repair work.
  • Ah it's nice to see the building control lover couldn't resist mentioning it
What do you see wrong with someone mentioning something that would be a legal requirement should the OP buy the property and decide to get the roof repairs carried out?

    Hi everyone,
We have just received a quote for £4.2k  + VAT to replace the batton and felt on a roof (3bed Victorian terrace) as the 'felt is very brittle and in a couple of years leaks could start'.

A bit like changing the tyres on your car because they could wear out soon.
    Ain't broke don't fix
