Detached Garage Conversion - Effect on house value!?

Afternoon.
I live in a 3 bed semi detached house with 6m x 3m detached garage in the garden. There is 20m of driveway at the side of the house which ample room for several cars.
The garage like many is simply a dumping ground for junk so I had the idea of converting this into a cinema / man cave with bi fold doors into the garden.
I was planning to professionally block up the tired existing garage door, frame the walls and floor, insulate with relevant kingspan boards, plasterboard then finish with a skim plaster and paint. The garage has recently been required so there is no issues there either. The room would be then heated through a suitable panel radiator. This would be a profession job with no corners cut.
As a result of losing storage I plan to self build a suitable storage shed. It wouldn’t be a thin generic shed but a self build shed which is built to last.
Before i go ahead I was keen to hear how people think this would affect my property value. As I will be doing most of the work myself and have access to trade price material the exercise isn’t too expensive.
What I want to ensure that any work I do will not have a negative effect on my house value!?
Whats everyone’s thoughts!?

It would lower the value for me.1

What about keeping the garage for storage and build a garden room/office/man cave. We rejected houses where the garage had been converted. A custom-built summer house plus a garage might be more of a selling point (when the time comes). We looked around garage rooms and they never fully integrate into the house (if attached) or in the ideal site in the garden (if detached). Just my view for our needs.

Almost impossible to know what it would do to the house price. Probably not very much but it might take longer to find a buyer. Anyone looking for a 'man cave' might be delighted but anyone looking for a garage might be put off.
Also, as mentioned, where are you going to store all the stuff currently in the garage . . . or where would a prospective buyer store all their 'garage' stuff? If you really want a 'man cave' it might be better to just build one in some sort of garden shed - at least it would then be a genuine addition to the house and might make it worth a little bit more. Only a little though.

This man wouldn't really want a cave in a different building from the kitchen or toilet...0

Agree with others. A well built nice summer house would add the man cave you want and be a versatile addition, and leave the garage for a car or storage.

IF it's done to a high standard, it would add to the value for me. IMO home working will be a feature of many jobs even when COVID is long gone so there will be a definite demand for home office rooms, maybe design the layout on that basis. I wouldn't want to totally lose the storage space though, maybe keep 1/3 as storage with the rest as an office/man cave.

Thanks for all your advice! It’s interesting to hear everyone’s views
I suppose the other option I have is to put up a new garage door and then a insulated partition wall behind it.That way the change back to a garage is simply the removal of a partition wall leaving a plush insulated garage.0 -
I know I'm old fashioned, but I still use my garage for storing a car. 3m wide is ok for a most cars, so I would rule your house out straight away without a suitable garage for a car.

We did this to our detached double garage . It’s now a Utility and Gym. It has a pitched roof so still has plenty of storage up there and we have another 8x6 shed for tools/mower Etc.I can’t say weather it’s added value but for us it’s by far a better use of the space.1
