Some context to why you're asking would help, but you can get a fair idea by looking at the examples available on lenders' websites.

    Hi,

I am close to my deposit goals as a first-time buyer. I am asking so I know what to expect in the contract before I would have to sign-just a heads up.
    Many thanks

I've looked around I can't find one that just has the basic prerequisites that ALL mortgages must have.

I'm not sure why you expect such a thing to exist. But there aren't really significant differences between the main lenders. Is there anything in particular you're concerned about?

I am just interested in the legalities so that I  know what i am getting myself into as  a potential single first time buyer.

I've tried to look for a sample one but I can only find ones applicable to US residents.

Try not to overthink it. They lend you money. You have to pay it back (with interest). If you stop paying it back (after a certain period of time) they can take the house back and sell it to recover what they are owed (and you get whats left, if anything is left). You also will have to ensure the house is insured.
