Conveyancing and environmental searches..
Hello All
In the process of moving, conveyancing has commenced on our purchase. There is a long delay with receiving feedback from local authority searches (trying to understand why), but have received results of the environmental search. Overall the environmental search was a ‘pass’, however, a recommendation was made to investigate HS2 development plans nearby (as there is a planned HS2 route/track just over 500m away…), so an additional report was commissioned!
I've heard from my solicitor a few times, but he's just forwarded this latest environmental/HS2 report as an FYI.
My question is, should my solicitor be advising how I interpret this environmental report and if I need to be concerned? I'm struggling to understand what it all means and wanted to know who I should be speaking to understand what it means!

Your solicitor isn't an environmental expert, so there are limits on what they can add. What in particular are you having trouble understanding? I wouldn't be too bothered about a railway line 500m away for starters.0
