Level 3 survey (full building)

Hello all
Im interested to learn about your full structural survey results and what impact they had (buyer and seller).
Im just about to instruct a surveyor for an old property we are buying. I'm not thinking of negotiating on the price unless there's something desperate or too scary to proceed.
also at what point in the process did it happen for you (eg near completion / right at the beginning)?

Level 3 surveys are very expensive, so we waited for mortgage offer to request one from independant company as opposed to bank valuation. Like you we just wanted to know if we buy or pull out and not negotiate on price. managed to get it booked within couple of days of requesting one.1

Thanks beebop. Yes it's over £1000 so I don't want to do it before mortgage valuation. Peace of mind though. Agents are trying to get us to do it immediately now that we have eventually got the chain sorted.0

No point in having a full survey done until you have conformation of a mortgage. If the lender turns down the mortgage application, it would be a waste of money paying for your own survey.
Any language construct that forces such insanity in this case should be abandoned without regrets. –

So we are looking into getting a level 3 survey too. We were expecting quotes to come in at around 1k however the quotes are 570-600 so far. I guess the cost is based on the house value/size or location?0

Ours isn't high value really but a couple of hundred years old - quite small actually. Our quote is probably quite high then, but has been recommended by different sources and is local.Blue_bell_20 said:So we are looking into getting a level 3 survey too. I agree - the vendors EA is quite pushy and I have to do my homework in advance so that the wool isn't pulled over my eyes 😂FreeBear said:No point in having a full survey done until you have conformation of a mortgage.
