Land registry deeds, how long?

Hello, bit of an annoying one. We’re currently selling a home and buying a new build so we’re the end of the chain. There’s been delays after delays and now are getting quite abit of pressure from the developers.
Now our buyers buyer, who are also selling have some land along side their house they’ve purchased but never registered on the deeds and now have to send off to add to the deeds?
Anybody know how long this can take? Our deadline is in one weeks time to move so cutting it short

    I think you've got the wrong end of the stick here somewhere. The deeds don't need to be amalgamated, in fact Land Registry will refuse to do so as it serves no purpose. Do you maybe mean that the additional piece of land isn't registered with the LR at all and so first registration is needed? If so there's nothing to say that this can't happen at the same time as the rest of the property transaction.

    Thanks for the replies, is that what it’s called First registration?

    It’s to show on the deeds where their property line ends to include the extra bit they’ve purchased for their new buyers...Or so we’ve been told. They’ve found out today it needs addressing and our set deadline is the end of next week.

    Then you've been told wrong.
    As I said in my earlier post the LR don't join titles like that as there is no point, the vendor simply sells both individual titles to their buyer. This sounds like a first registration of the additional land hasn't happened yet. If all of the paperwork is in order then the registration can be submitted to LR at the same time the rest of the sale completes. If the paperwork isn't available then it will be a far longer process.
  • The question is, howlong ago did they buy this extra plot of land?
    1) if it was withing the last 35 years or so, then it would have been registered at the Land Registry at the time of purchase. It may well be on a separate title, but there is no need for it to be amalgamated with the main Title - the current buyers simply buy both titles at the same time.
    2) if it was longer ago, then it may well have pre-dated compulsory registration and therefore be unregistered. In that case there is no reason the current buyers cannot register it ("First Registration") following their purchase.
    Either way, no delay is needed.

    Think we’ve been getting mixed messages through communications, we was told it was done about 16 years ago and have the documentation from when they purchased it, so hopefully all they need to do is apply and search for the second title to sign over with the first one?
