Seller rejected my first offer at asking price - help!

So over the weekend we viewed a lovely property and put an offer down for the asking price - we felt the it was fair and wanted to get it off the market.
However this morning the EA called me to say my offer was rejected and they want 15k more than the original price - apparently this property was up last year and had a bidding war with multiple buyers, it ended up going for the alternative price they're asking for now (however it then fell through for different reasons - which is why it's up again) - they've since changed the listing to 'offers over xxx' (the original asking price)

The buyers apparently are in no rush as they can't start searching for property until March which is probably why they rejected our offer and because we put in a high one off the bat they either think they can get more off us or are potentially in luck with other buyers, however we are also in the same boat so can wait on this offer. This is our favourite property so far and I'd hate for it to go so should we offer higher?

For now i've told the EA 'Our offer for xxx still stands - also we are more than happy to wait for them to find a place to live etc' - so we've ticked off multiple boxes of offering a fair price, are first time buyers and are willing to wait.

Thoughts?

  • How does it compare price wise to similar houses in the post code?

  • How long has it been on the market for? If you’ve offered days after it’s come on the market and offered asking, plus with the previous experience they may think it’s worth more. What are other comparable houses nearby on for?

I’d wait and view another property with the same agent. They’re just greedy.

    Do you play poker?
If so, then it's time to decide about a bluff...
If not, you think it's worth paying more, and you can, then raise your offer.
If you don't think it is, or can't afford, then keep looking.

sounds like you’re wasting your time with this lot. I wouldn’t even leave it on the table as it just gives the EA leverage with other potential buyers.
pull the offer and say you may be back in March if you haven’t found anything else.

Don't bother with them, if they wanted more, they should have advertised more at the asking price.

Sound like they are the type to drop you for another offer before exchange.

Last one fell through but still not looking until March?  As mentioned, sound the sort who would take a higher offer day of exchange.

It depends how much you want the property, how unique it is and if you £15k over asking price is a fair deal.

It looks to me like they’ve got greedy based on your offer. They might also be difficult to deal with.

I would probably withdraw my offer (so that it isn’t used to leverage other offers), continue searching for properties (make sure the agent is aware of this) and ask them to get back in touch with you in March when they are ready to proceed if it isn’t under offer by someone else.
