    As mentioned you saved 93k, never allow sellers to dictate terms like that in future, hopefully they will get even lower offers though before it sells. 
  • Wasn’t one of these Modern Method Auctions was it, as I think you have to pay a deposit up front for these which is non refundable?

    Sounds like that sort of thing, though £2k is a bargain compared to most MMAs I've seen.

    OP still hasn't told us what the price agreed was : £95K below a £150K price or £95K below £2.5m?
    Nor has OP shared th terms of the exclusivity agreement beyond very sketchy details.
    So how he can expect sensible advice I don't understand.
    OP says his solicitor looked at the agreement, but not what advice he's received since the valuation.

    Good question, I think the sellers just sound like kite flying chancers in this instance.
