As mentioned you saved 93k, never allow sellers to dictate terms like that in future, hopefully they will get even lower offers though before it sells.1

OP still hasn't told us what the price agreed was : £95K below a £150K price or £95K below £2.5m?Nor has OP shared th terms of the exclusivity agreement beyond very sketchy details.So how he can expect sensible advice I don't understand.OP says his solicitor looked at the agreement, but not what advice he's received since the valuation.2
