What a day!

This morning we were all set for exchange tomorrow and completion two days after. 

First got a call from solicitor saying this wasn’t happening now as buyers have not signed contract...after much confusion is turned out they had signed contract, sent it back recorded delivery, it has been signed for at solicitors office but has now gone missing. Buyers have now signed another contract snd it will be with solicitor by 9am tomorrow. 

Then we get a call from EA toward the end of the day saying the bottom of the chain (our buyers buyers) sent an email saying completion has to happen on Thursday as they are going out if the country for a long time on Friday. Now, they are in rented so I’m guessing they were not planning to move in on day of completion and the day before they are going away so I’m really hoping tomorrow they agree to complete even if they are out of the country and can move in once they return from wherever they are going. If not then I guess we’ll be unpacking

  • Deep breath, wait until tomorrow and see what that brings. I’m wondering if the buyers buyer were as disappointed as you with not exchanging and perhaps are just saying they are leaving country to try and get everything moving along as planned and have no plans to be away? 
    This part of the  house buying process is the most stressful for me, ‘waiting to exchange’ is full on stress.

    Thanks there have been many deep breaths taken this afternoon and a few tears too. Our EA has said the same...I mean Who leaves the country the day after completion in the middle of a pandemic anyway?!?

    im wondering if it would be an option to split the cost 3 ways if they need to put their stuff in a storage facility until they return. So they still move their stuff out on 14th but then move it in when they return from wherever they are going. But obviously won’t float this idea until we know more

    I really hope so but I don’t understand what they stand to gain from it. We can change that completion can’t happen on Thursday but we can get it for Monday if everybody plays ball. All they’ve managed to do so far is throw my anxiety levels through the roof...note to self: house moves are not made for the anxious

    It is entirely possible to complete and not be anywhere near available to actually attend the property, including being out of the country.  I have done it twice.  You need nerves of steel.
    Not sure where they can be leaving to go in the current lockdown rules though.

    It is entirely possible to complete and not be anywhere near available to actually attend the property, including being out of the country.  I have done it twice.  You need nerves of steel.

    Yes I’m hoping they agree to completing form wherever it is they are going. I guess it depends on if they actually need to move their items into to house or not. Or if they’re happy to move them into storage...who knows...but for tonight I’ve given up on trying to guess and poured my self a rum

    Had a call this morning from EA to let me know there seems to have been an error in communication. It was the solicitor of buyer at the bottom of the chain who said completion has to happen on 14th. The buyers are going out of the country but not until February so now we’re just waiting for solicitors to do their thing and hopefully we move within the next week but to be honest I feel like I’ve lost ability to care or get excited. Once we’ve exchanged/ if we exchange maybe I’ll allow myself to relax a little but until then I’m just a bit down about the whole thing

We have to complete on 27th otherwise our mortgage offer expires (29th) and we will pull out and not attempt another mortgage offer as this has been going on since July. I was so stressed until yesterday, as buyers solicitors asked for a boiler service to be completed. In January. In the middle of a lockdown 🤦 they have had since beginning of Nov to ask for this! Luckily our gas engineer who installed the boiler and who deals with it agreed to come, that was done yesterday, I sent a copy via email to the solicitors, so that is us out of the equation now. All enquiries answered last week for sale, purchase been ready to go since mid October. We cannot do anything more, all up to buyers solicitors and estate agents now. I feel much more relaxed. 

    If it doesn't go through we will lose the entire removal fee, and have to pay most of the conveyancing bill. But by it taking three months longer than it should have we have the extra money sitting there. Will hate paying it for nothing, but not the end of the world.

    We’ve now got a new date for the 20th. Our buyers solicitors needs to have checked contract and request their funds from their mortgage provider for this to be able to happen. Now what I would really like, and know may not be possible, is to exchange on Friday so I can sort the house on the weekend, repack what the kids have unpacked and get ready to move

    Good luck.

    A small point to bear in mind: Don’t use Recorded Delivery for documents that have no value. A signed contract that has not yet been exchanged is just a scrap of paper, value-wise. You would  think that Recorded would mean that the document would be treated very carefully, but in practice it just means that it is far more likely to get lost or not delivered at all. 
    No reliance should be placed on the above! Absolutely none, do you hear?
