    Having lived through an extension i would never ever do it again. 
  • Our plot is a really big corner plot with front side and back garden. It's the best plot on the street and most land.

    I think I'm better not doing this by the sounds of things 
    No matter how big your plot is, you will always be a semi detached, that is what denotes how much your house is worth. A four bedroomed detached always attracts a premium in any area

    Spend some money getting plans drawn and a quote ( plans for this extension where I am now were £1k ) 

    Then work out the cost of that over 4/5 years if thats how long you are planning to stay for, work out the percentage price rise year on year, then work out how much a mortgage on a bigger property in area of choice is going to cost

    Until you get a quote for the cost, you won't know if you are going to break even, come out tops or lose money. However staying in an extended property which makes family life harmonious and easier, is never a waste

    This ^. Like you we were semi-dee, had the best plot in the road, and we wanted to stay there, so an extension was worthwhile and allowed us to be comfortable for over 20 years. Did we make money? On relative values we probably broke even.
    If you're intending to move on in a few years time, don't bother.
