Hi All,
I was wondering if anyone can give me advise please.
I moved in with a live in landlord in August. He unofficially vacated the property in September to move in with his Girlfriend and in November gave me the option to pay an extra £250 a month than I was already paying to stay in the property advising on that basis they wouldn't fill the other room unless he needed it occasionally.
I gave it some thought but decided it wasn't something my budget stretched to given the current climate. He considered renting out the other room but it would push up mortgage payments so has since agreed to rent the full property out to someone else at the higher amount.
I have paid the rent on time every month and am up to date.
I have been given 7 weeks notice verbally but I am apprehensive about moving during lockdown, especially as a key worker. Can anyone advise if the government legislation relating to the coronavirus gives me any additional rights or do I have to definitely find somewhere else within 7 weeks.
I get on with the landlord and me and him get on well so I don't want any fall outs but just want to know my rights.

As a lodger (which is how this started), you can be evicted fairly easily and the rules are not changed because of COVID.
If the LL had rented the other room, then that would be HMO and a whole set of other rules come into play.
Had you taken the whole property and paid the extra £250 per month, that would likely have been AST and tenant rights would apply, including the extended notice period because of COVID. Do you still have this option if you wanted it? I suspect you do.
The complicated part could be if a "de-facto" tenancy has been established by you staying since the LL moved out in September. I suspect that would not be the case, but it would be worth establishing.
I can't see any reason why you cannot move during lockdown, keyworker status is irrelevant as far as I can tell.
