Tenancy Referencing - will I pass?

Letting a property and the referencing is being done through a company called Rent4Sure.

Got a good job (5x annual rent & been there 7 years) and applying with someone else (2.5x annual rent). Current Landlord has vouched for me being a good tenant and never missing/being later on payments (paying more that I would be at the new place).

However, the site suggests it all comes down to credit score. I have no CCJs, Defaults, Bankruptcy etc. However, my credit score is pretty low because of level of credit I'm using and a couple of small missed payments (yes I know, shouldn't let that happen etc but it's a long story). I've also only recently applied to be on the Electoral Roll in my current property (move in mid-June), I do appear on the Electoral roll for previous addresses.

Is the credit score they will see my actual credit score? Or is it a different score based purely on stuff like CCJs? I was under the impression only very limited info was exposed to them.

    You should be fine.  They cannot see anything except public records (CCJ, Bankruptcy, IVA etc) and credit score is purely fictional anyway.
  • OK thanks - it seems to say they get a score of between 480 and 620 from Transunion. No idea how this score is calculate/what it factors in. Guess will have to wait and see
