    Make a copy for yourself and send back the signed but undated original.
    You will discuss the Exchange date closer to the time when your solcitor, and all others in the chain, appear to be ready or nearly ready.
    If you have a preference for how long a gap you want between Exchange and Completion, tell your solcitor. Also any Completion dates he should avoid (eg your holiday, birthday whatever), or whether you have a preferred day of the week.
    Many people choose a Friday, gving them the weekend to settle in, but that adds some risk as solicitors are thus very busy on Fridays, plus any issue cannot be resolved till the following Monday.
    Removal firms also tend to be very busy/booked up on Fridays.
    What are the minimum days gap I can keep between exchange and completion date? can it be 3 days?

    They can be the same day.

    You can exchange and complete on the same day if you like. However, a lot rests on whether you're relying on a mortgage: it usually takes about 5 working days to draw down the funds, I've been told.

    It is not an EA's job to show you where switches are. The Property Info Form (if not that, it's another, I forget) should tell you where the stopcock is to turn water off in an emergency. What 'gas switch' are you looking for? How is the property heated? Is there a combi boiler? I find it hard to believe you'll expect someone to show you where light switches are.

    Is the property currently vacant with everything turned off? Is that why you're worrying?

    This is the first time i am purchasing so i thought someone will show me around. It is a combi boiler (new boiler - who provides boiler docs? EA or my solicitor?)
    So who provides the property info form? do I get that as part of the report my solicitor sends?
    The property is been empty for 4 months. I am worried that when I move in there might be something that might not work as the property has not been used for a long time
