Bovis House - South Harrow

Hello All,
I am in the process of buying a new built penthouse in south harrow - Bovis House. Its an office to flat conversion and the penthouse has recently been built. The first mortgage lender i.e. Barclays undervalued the property by £35k, however i got to know from someone that other penthouse have had offer approved even more then the asking price. So, now i have applied for mortgage through Santander. My query is as below:

- Both Barclays and Santander use countrywide. Whats are the chances that In the second valuation will match the asking price. Anyone been through similar scenarios?
 EA seems million percent determine that the earlier valuer didnt know what he was doing and the second valuation will come at the agreed price. I however dont think it will happen, else, it raises serious concern about the valuation method consistency across the firm

- I have been going through this process from Sep’20. Its already been 4 months and just getting frustrating with so many changes. Is there anyone who have had offer agreed at Bovis House, South Harrow.

- Developer insists that any snagging will have to be done prior to exchange. They wont entertain any other issues raised after move in. Though there is the premier guarantee. I am not sure that one visit will be sufficient to identify all snags. Its only after i start staying that there will multiple other things. Anyone got any similar experience or suggestions to deal with this?
