Help with deeds

Hiya, 

I’m wanting to change the deeds on my house from fully mine to 50-50 for me and my partner, can someone advise me which is the correct form to fill in? I am slightly confused as to which and wanting to avoid the costs of a solicitor and hopefully do it ourselves.

    Land registry I think sorry!! 
    No a private mortgage with family but we have separate papers drawn up for that!

    Assuming the 'private mortgage' is not registered with the Land Registry then
    a) it's not a mortgage at all - it's a loan, and
    b) you need to submit
    i) AP1, ID1 & TR1 to the LR and
    ii) SDLT to HMRC if any money is changing hands.
    Will you and partner be owning as Joint Tenants or Tenants In Common?

    No money is changing hands! And I think it’s joint tenants? The one where it’s just a 50/50 split.

    If it's 'joint tenants' then you both own all the property.  When one dies, the other person owns it outright.  It wouldn't form part of the deceased's estate.
    If it's 'tenants in common' then you can each own a share of the property - often 50/50 but not always.  Each person's share is part of their estate and can be left to someone other than the second owner.

    Ahhh that makes sense Thankyou. It will be joint tenants then that is what we changed his house over to that is rented out.

    I think we’ll have to pay the fee of £60 and how would we do that? It says to send with the forms but surely you can’t just put cash in with it?

    Yeah I did think a cheque but I don’t even have a cheque book anymore! Will get a postal order didn’t know you could do that thanks.
