    Have read through the replies and I'm not a 100% sure so could you confirm - is the boiler now working and above all a 100% safe

     if it is not then you will need to spend some money to get it into a safe and working condition

    if it is then you need to list your quantifiable losses in getting it to that stage

     Obviously in both cases you can include the cost of the repair to your outside walls etc
