The point is you're not requesting to terminate with a tenant in situ. You're very happy to continue with the current tenant, current rent, current fees.Bluebell1000 said:Ou

IF they want to change the terms (fees) then that's a negotiation, and you can demand being able to leave for free in return. They can agree or leave the terms as is.2 -
Thought I should post here with the outcome. We are now self-managing the house. The agents did not try to charge any exit fees, and waived the 30 day notice for leaving as well. They did offer to compromise on a smaller fee increase, but said they were unable to keep the fees as they had been, because they were losing money. Thanks to everyone who has helped on here.3

I recommend joining NRLA (or similar) if you are self managing. It is essential that you are highly familiar with all the rules and do not presume that you know most of them. Anyone can set up as a letting agent, and ultimately you still remain legally responsible even if you use one.
