Wrong council tax band

So you have a purchase price of £98K for 40% share. The bank have used a mathematical calculator to arrive at £245K, when a percentage share of a property in real monetary terms will rarely be a straight forward mathematical calculation. What did the vendor value the property at, as their valuation would be what they base the 40% on? Is this price commensurate with current selling prices of flats in Band A and B.
I would ask the VOA why your flat is in Band E? What about others in the block?If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales1 -
Both the bank and housing association have both arrived at the £245k which is what I would have paid for a 100% share. I can assure you that the other amount would be 60% the part I do not own so I pay rent on it. Other than I am trying to compare another set of flats because they look very close to what my building is to try and lower council tax band as a way of showing the VOA I am in wrong band and also property values of mine as I would have to check prices that other flats sold for. I will ask VOA why I am in such a high band I just didn't think to ask them as I was shocked at receiving such a high council tax bill. I am wondering if the figure of £245K has been incorrectly entered on the sale documents of one of the flats as a 40% share and the VOA have used an extrapolated figure as a basis to calculate an approximate 1991 value.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Other than that I just found out a 1 bed sold for £105k August 2014 and then estimated prices such as £165k-£248k and £217k-£240k off Zoopla I cannot check how many rooms unfortunately. Thanks0

Look for 2020 sale prices, don't use a 2014 sale price and a Zoopla (one of the most inaccurate) estimate.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Ok so I failed in my challenge. I do not have a record of your sale however I do have The flats as affordable housing / part ownership. The properties therefore are valued as per the bricks and mortar and not the method of occupation. I have taken part ownership properties to tribunal before and have the bands confirmed in line with private ownership properties. The recorded sale price is reduced as per the degree of part ownership and therefore the full value of the property is not recorded.
I have used apartments in the immediate locality to your property. The advice regarding age is to guide you in comparing like for like as far as bandings are concerned, however, if there are older properties in the locality in the same band or have sales to support the same band then they can be used to defend the band of a modern property. An older property however in a lower band is not evidence to suggest you property should be reduced.
Any help please. Generally I feel I need better evidence so to me it looks like they want same size property but it just seems a bit unfair that they won't accept flat under commercial premises but if I need to go to tribunal I will. Also anyone that has went to tribunal what it is like. I appreciate anyone that can help.

A flat over commercial premises will be worth less than one in a purpose built block, so perfectly fair to disregard it. If your flat is the same size as those in the VOA evidence and the blocks are of a similar quality, the VOA may well be correct. Unless you can find flats of a similar size in blocks of similar quality in lower bands, I cannot see you being successful at Tribunal.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

My 2 bedroom rented housing association mid terraced was built in 1992 the land there was houses on the land previous to this. I think 3 bedroom tin or prefabricated houses overall.
On zoopla all the houses built this side of the road and all identical are listed as 3 bedroom houses when in fact there two bedroom houses
These are all listed as on gov.uk as band C. There are no Known sales and the estimate for my property on zoopla ranges 189k - 283k.
opposite 3 bedroom houses was built as part of the same project have an estimate price range of 180k - 280k.
There are 2 bedroom houses on surrounding streets in Band B but none here.
My question is how can I tell if the correct band was allocated when the houses was built?0 -
You can't easily and you have just shown how inaccurate Zoopla is.
