First one looks very realistically priced compared to what’s sold in the area and I doubt they’ll take less than £255k as that’s what they paid in 2017 (although that doesn’t mean you couldn’t offer less)
the second one on the other hand seems overpriced in comparison and seeing as it needs a lot of work

I prefer the first one and as it is realistically priced I would go in with an asking price offer as my full and final offer.

I don't do haggling over a couple of grand. I prefer to secure the house.
  • Thank you,  I  am a 1st time buyer,  so funds are tight.

If funds are tight then I definitely wouldn’t consider offering on 2nd property as that needs quite a bit spending on it

  • House 1 - no parking (only limited road parking) so worth considering if you have a car. It looks in fairly good condition and is a cheap price for the area. There are a lot of house/flat conversions and a lot of rented properties in that area so worth considering there could be a big turnover of neighbours.
Current owners paid 255k only 3 years ago, so I’d be surprised if they’d take less than 255k.

House 2 - decent size house and has a drive but needs work, probably needs 10-15k spent to modernise it. It’s an area of mainly council and ex-council properties. I actually think the price it’s up at of 260k is reasonable.

  • Thanks im also worried about parking as we have 3 cars between us,  it says residential,. Also house one is probably a 3 bed and they are using the dining room as a 4th bedroom

What do you think the chances are of getting three residential parking permits?

Couldn’t you find this out on the councils website? In regards to permits, quantity, cost etc.
  • I have tried to check on the website but it doesn't say. I may have to  look elsewhere because of parking space.  Thanks everyone
