NQ I have agreed the sale in principle of my late father’s house. There is no mortgage on the property. I am in the process of obtaining the deeds to the property and Probate has been granted. No third parties are involved as it will be a private sale. My question is could I carry out the sale myself without help from a solicitor or conveyancer and,if so, where can I go for guidance on the process? Thanks

Whether it's wise, especially if first registration is involved, is another question entirely. Seems like a total false economy to me.0 -

ThanksIf selling to a trusted family member, who does not need a mortgage, you could forget the contract aspect and simply exchange the money in return for the deeds. buyer then undertakes 1st registration. But even that's a risk as there may be an issue with the deeds which really needs a solicitor (on one side or the other) to check before Completion.Of course, if the property is registered, that's much easier.If the sale is to a stranger you could still DIY, adding in the contract stage - there are books to guide you. But again, with an unregistered property you could easiy hit issues or queries from the buyer that are beyond an amateur's normal capabilities.

We paid about £500 tfor a solicitor to sell a probate house. Well worth it in the grand scheme of things for peace of mind.0

If you are the Executor/Administrator of your late father's estate, I would advise against DIY conveyancing.
Less of a problem if you are also the sole beneficiary, but still risky IMO.0 -
Thanks everyone but I wasn’t so much asking whether I could but how? I have plenty of time on my hands and am quite comfortable with this sort of thing. I did the probate myself and sorted transfer of the deeds of my late Mum in Law’s property without any problem0

Who are the beneficiaries?
