If you're on 4 weeks notice on your current place, exchange contracts on your new with two weeks to completion then hand in notice on existing place so you have a two week overlap. Makes moving a very stress free time when you can come and go at your leisure for a fortnight.

Your survey is due to be done 11th jan and normally results from that are approx 2 weeks after. Searches etc need to be to be done so I would say 🤞March should be doable but it depends how far along solicitors, searches etc are

I know our local authority has an aproximatley 6 week backlog for LA searches - thats 6 weeks to get to the front of the queue. It might be worth an enquirey to them sooner rather than later too. March could still be doable if your LA are better than ours. Fingers crossed!

There's as much to learn on here from asking real people as anywhere else!Yet another 'how long is this piece of string that I'm holding question'. What you are thinking of as 'just up to the solicitors' is a huge web of transactions involving several different private companies and government agencies that could still take years to resolve depending on its complexity.That's exactly why @greatcreasted advises posters to fully investigate what the process entails before deciding to even look at properties. Listening to random people on the tinterweb isn't valid research.0
