The 2012 National Planning Policy Guidelines talks about brownfield as:-"Land which is or was occupied by a permanent structure, including the curtilage of the developed land (although it should not be assumed that the whole of the curtilage should be developed) and any associated fixed surface infrastructure. This excludes:
- land that is or has been occupied by agricultural or forestry buildings;
- land that has been developed for minerals extraction (mining) or waste disposal by landfill purposes where provision for restoration has been made through development control procedures;
- land in built-up areas such as private residential gardens, parks, recreation grounds and allotments; and
- land that was previously-developed but where the remains of the permanent structure or fixed surface structure have blended into the landscape in the process of time."

theoretica said:What have the buildings been used for up to now? What sort of small businesses are demanding space in the area and how much would the buildings need altering? Do you have funds for this? Is there water, drains, electricity, internet, insulation, heat? Also, look out for wannabe cannabis growers.
Cattle farming. Winter housing for cows or straw etc.
They are 1980s, tall, concrete block & metal girder type barns. Would need a bit of converting depending on what sort of business might suit it. Funds available to convert.
I was thinking they might be taken by someone who sold chopped logs, a mechanic, someone needing to store goods etc.Water yes / drains no / electricity yes / internet no / heat no / insulation no.0 -

as others say, consult your local planning authority as some may oppose conversion that does not create "real" jobs which is the viewpoint taken by my authority when it comes to letting of warehousing space which employs next to no one.0 -
I would search the web for 3 local planning consultants (good ones)
aim to get a free consultation with all 3 (even if virtual, phone, email etc)
Ask them their ideas and the likelihood of achieving said results.
I don't think you will get better advice from us strangers who don't know the site, location, history etc0
