Add an extra bedroom or keep large bathroom?

    What are the dimensions of the current bathroom?

    Our house is similar, but the third bedroom and bathroom are in what you now have as a bathroom.  Would that be possible in your bathroom? 

    Our bathroom really is miniscule at 1.5m x 1.65m - the bath is shorter than average, the sink is a cloakroom one and the toilet is compact - but it worked perfectly well for us as a family of 4 with two small children.  The third bedroom has always been more useful than a big bathroom would have been.  The bedroom is also small, with just enough room for a single bed, chest of drawers and a desk (plus the cupboard you can see on the floorplan), but that's fine for a child/teen or for using as a study, which is what we do.

    Now we have a bigger bathroom in the loft, we'll change the old bathroom in a shower room - it'll be just right then - anything much bigger would be a waste of space.  Even without that, we paid more for a 3 bedroom with a tiny bathroom than we would have for a 2 bedroom with a larger bathroom.

    Do that, you're going to hurt saleability, not improve it. You stand zero chance of recouping the costs, let alone making enough of a margin to make the time/effort/blood pressure worth it.

    I understand what you are saying @AdrianC as it will ruin the layout. We love having two large bedrooms and a large bathroom. We are only considering it because a 2-bed nicely done on the street sold for £171,000 whereas that converted 3-bed sold for £195,000.

    Depends on where you are, where we live in London, it circa about £150k extra for every bedroom, and 1.85 by 2.6m is a double bedroom and a big one.  Thinking of it, 2 going to 3 is £150k, 3 going up to 4 is about £200k extra and 4 to 5 is about £300k.

    Can you put another child or house mate in a big bathroom - no, can the fit in a 2m by 2m room, indeed
