    The day is yet young but no carpenter has arrived so far. Of course I’m not surprised! Above are photos of the boiler in its current state just for interest.

    As an aside, I’ve just checked their Check a Trade (still condensing my review to 600 characters!) and a “3” review has been posted. They provided a sub standard response in keeping with their work and blaming Tier 4 (I’ve checked the rules - tradesmen can still work),  then, as if by magic, two “10” reviews appeared, pushing this poor review down. 3 reviews in 12 hours? Something smells but alas there’s no way of proving it...

    If t hat is the boiler that is to (or not) boxed in, don't forget it needs adequate ingress of air for combustion purposes.  Put simply, if the gas cannot get air (oxygen) the flame will burn poorly and will give off unburnt gases that are/could be noxious.

    That is indeed the boiler in question. Pretty isn’t it? 😂
    The guy we have lined up to box it in (in 15 days’ time once I’ve delivered notice to my current lot) has already measured it up and will move the timer box, as without doing that it wouldn’t adhere to the required safety standards. I suspect that when free boxing was offered that element wasn’t considered.
    I’m relieved that no one has turned up today - it makes the next steps so much easier.

    I'm not a gas engineer, but I'm sure there was a way where the condensate pipe can go outside if it's put into a small limestone soakaway outside, or something.  I can't imagine what the rest of the room looks like with that pipe across it.  😳

    I'd have a little read of the boiler installation manual.  It's not thrilling but it might save some pain.

    Sorry, I don’t think I mentioned, we’re in a maisonette so the boiler is on the first floor. Because the property is leasehold we aren’t allowed to have more pipes than necessary on the outside of the property, and this was the best the installation folks could come up with. There follows pictures of the lovely pipe.

  • I was about to say the same as Doozergirl - that condensate pipe is shocking, but I've seen your explanation. Are there no downpipes, soil vent pipes or waste pipes running on the outside of that wall?
