  • Nope. As mentioned before, it'll be used as storage. It's just proving that to the insurance/council in case there ever was a claim/question.
  • I'm guessing I would still need indemnity insurance (as would the people buying after me). The fact that the council knows about it would void/limit most policies (even though the council has ruled 'no enforcement'). But the vendor seems to thing that such policies exist?
    Does anyone know anything about this?

    Indemnity insurance is a hug, no more than that. If you FEEL like you need it, have it.

    But remember what it's for - it pays out legal costs in the event of the council pursuing you for lack of BR. Which they can't. Because it's too long... That apart, you can't buy insurance against the council finding out if they already know.

    I think I would price up the costs of making it compliant for the council.  As a three bedroom house compared to two the value would increase.  If this was more than the work would cost it could be worth considering.
