Estate agent Misrepresented

Hello all looking for some advice .
Flat purchase , we put offer on a flat that was displayed on all pages including the estate agents web page as having a 999 year lease from 1980  , I have been offered a mortgage on the property. After doing all the checks and searches my solicitors came back to me and said it only has a 60year  lease !!!  So I’ve questioned the mortgage offer they said done online checks . I questioned the RICS homebuyers report again checked , my solicitors has now asked the sellers solicitors what is the lease they say 60years . Now if I go on the land registry there is x2 lease’s and x1freehold 
one of the leases says 1980 to 2012 and the other says from 2079 to 3078 .

Can I ask for my costs against the estate agent for misrepresentation

    No because the details are only there as a guide

    Estate agent advertising ALWAYS has a get out clause, effectively saying do your own checks.

    But theres a limit to a  guide if it were 800 and 999 not a problem but 60 vs 999 thats one hell of a difference thats no where near a guide nor the actual orginall 99

    What legal limits are you applying to the guide?

  • A reminder that it always makes sense to download the lease title from the land registry for a couple of quid before even making an offer, just to check some of the major terms and the title plan...
