So last week I got a message from LL saying they received my letter but it was ripped in transit by the post. They messaged me 8 days after it arrived with them (I did recorded delivery).
Fortunately I took photos of the letter and sent them on WhatsApp. Now they are saying they didn't receive them and are adding up all the costs.
They are also now accusing me of damage to the floor tiles in bathroom and to the electrical sockets. I haven't done anything to the electrical sockets aside from using them 🤔
Next stop small claims court. This is honestly so stressful.0 -
Well it's wellpassed your deadline (I assume) in your Letter Before Action, so time for action.The fact they claim no to have received it, or received it damaged, is irrelevant. You sent it. It was recorded. The law assumes they received it.Note it is not a Small Claim, as you are seeking a penalty not compensation. So form N208 as per the Shelter guidance:
