    Unfortunately it looks like the buyers have already paid them their fees as they demanded that and the buyers knew no better. I genuinely feel so sorry for these people - what a way to treat clients. 
    I think I’m going to forget it for a few days and then decide what to do after Christmas.

    solicitors are heavily regulated so they would not send their final bill to the buyer before exchange as they have to pay the estate agent after exchange.  what the buyer has paid may be an upfront deposit of between £400 to £600 for searches.

    i would take what the buyer tells you with a pinch of salt as you can never be certain that they are disclosing all the information to you.

    They have paid £6.5k to them. The EA saw the email asking for it and told them to ask for a breakdown of what it was for - they were told to pay it and they’d get the breakdown. They are very trusting as they don’t know our system.  I hope this complaint works.

    as i have said, they are regulated in the UK so the buyer should not lose the money.  it sounds very bizarre that this has happened as they may be incompetent, but solicitors are not cowboys like your builders who are unregulated.

    the buyer needs to instruct new solicitors as they can not continue with these solicitors and you can not continue to wait for these solicitors to actually do any work as it sounds something has gone terribly wrong and it will take a while to get it sorted out.
