This sounds reasonable for a house, freehold sale*, I'm guessing? It could well be that the seller has been dissappointed by other buyers so may be jittery and want commitment and speed beyond 'the norm'. Maybe try to manage their expectations with regular updates, daily if needed.

*If the seller thinks you're slow, imagine if your lender required an EWS1.... Been about 10 months since my offer was accepted. EWS1 arrived 10 days ago - if I am rushed by the seller after that wait, well. Lol.

So what happened on 18th - the deadline day. Did she withdraw or didn't she?

The seller is being totally unreasonable in my opinion, I had an offer accepted on a property at the end of October and I am a cash buyer. However, the process is slow due to huge backlog at the council and I won’t even get my searches back until late January. We have kept the estate agent updated throughout and the sellers are being very patient. I was hoping to push through the sale within two months, but you cannot make third parties go any quicker! You have done all you can. If that was me I would just pull out at this point, I wouldn’t want to move into a house that has been soured
