Home Report - Cat 2 Roof and windows

Thanks for reading.
I'm a first time buyer looking to purchase my first home and have seen a house I am interested in buying but have just received the home report back and it has two category 2s. I'm just looking for advice as one of the category 2s is the roof. I've always been warned to avoid buying anything in need of any roofing repairs but I'm not sure if these repairs are as serious and will be costly? Does anyone know if these repairs are serious, welcome any advice, opinions or ideas of a ball park cost for the repairs.

Windows, external doors and joinery
Repair category 2
Some of the window handles are loose, others stiff to operate. The front door is starting to corrode on the surface, this type of old composite door is prone to corrosion.

Roofing including roof space
Repair category 2
There are cracked tiles visible at the front projection. Some of the tile pieces are lying in the valleys. There is an exposed timber baton at the back of the dry ridge of the front projection, this is deteriorating.

    All roofs will need repairs at some point and all properties need a roof. So you can't avoid roof repairs forever. There is nothing there that would worry me. Just budget for a roofer to go up and replace a few tiles and tidy a few bits up.

    As for the front door just budget for replacing it at some point. It isn't a deal breaker and is certainly of no detriment to the property.

    IMO, 2s means nothing, usually cost £100 or less to repair.

    The thing about surveys is that most people (esp FTBs) think everything within them is a panic-inducing problem, or reason to withdraw or reduce the price.
    In fact most of what they say is simply useful information for you as a new owner - a 'to do' list if you will.
    The items you list are all minor, cheap(ish) to fix, and non-urgent.
    Well, the roof tiles probably need fixing asap, but that's easy. It's not like you need a new roof! A roofer or handyman can replace a few loose, slipped or cracked tiles in half a day. Routine maintenance. I get half a dozen done every couple of years  It's just routine maintainence esp on an older house/roof.
    When, if or whether you fix or replace the window catches and/or door is purely down to you . I lived with misted up double glazing in one window for 8 years before finally getting round to fixing. Up to you!

    I wouldn't worry. 

    When buying a house it is important to have a contingency fund however - we moved in to our first house, nothing to indicate issue with the roof. One bad storm and it needed replacing. It happens. It is part of home ownership (for reference a full replacement, batons, timber struts, felt, tiles, removing the old stuff etc was £1995 in the NW.).

    The stiff window catches will probably ease up with a bit of WD40.
