Landlord inspections

I am a landlord and want to know whether I can currently carry out a periodic condition inspection. It’s not safety / repair related just a standard inspection. I am in a tier 3 area in England. Current guidance seems mixed - seems safety related inspections allowed by subject to social distancing and hygiene but routine inspections should be delayed? Is this correct? I plan to ask the tenants if they are currently isolating, for available dates they aren’t in the property, if I can have access to carry out a routine inspection, outline the covid secure measures I will implement etc. If they object, I will just ask for photos but my preference really is to go in person and I would have thought it’s in their interests to have a robust inspection so they can show the property is still in good condition?

Your in a tier 3 area so only essential maintenance.
IE Gas Safe Engineer visit for gas appliances, Electrical inspection for EICR.
You could ask if they would mind doing a facetime tour or zoom meeting while walking round the property.
Why not invite yourself for Xmas dinner.0 -
Haha thank you. I will pass on the dinner but will suggest Zoom.0

Inspection visits are also an opportunity to connect with the tenants. I've often found that tenants haven't reported certain low level faults with the property to the letting agent, but when I've visited to carry out other repairs, they mention the various small issues that have been niggling them. So I would encourage you to try to have a Zoom chat with them, ask about any little issues, and get them to show you the problem. The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.0

Do a Zoom session, ask for a few photos and ask them how things are.0

When was the last inspection? If they are not keen on you visiting in their absence, and /or self isolating, and perhaps not tech-savvy enough to zoom etc, why not just ask them for a list of any niggles/issues they have, and request they take a look at the front/back of roof for any slipped tiles etc.You can then keep on top of maintence and also show them know you are an approachable helpful LL....0
