If you really are thinking of pulling out over this, try reducing your offer by £2K then you won't need to borrow it from your relative.

This really is ridiculous. the land registry appears to have dumped this problem on conveyancers and solicitors (I think?) a

I've seen comments on the Forum from the Land Registry so if you read this please advise?!!
I'm not sure this really has anything to do with the Land Registry, but if the Land Registry rep hasn't left for Christmas you may attract their attention by posting on their specific thread here https://forums.moneysavingexpert.com/discussion/comment/77884569#Comment_77884569

A quick update. Due to two pay rises this year my mortgage broker thinks I might be able to increase the mortgage amount. I’ve applied today. Should get around the issue, if approved. I’m due to exchange contracts on sale next week or this week so may be renting for a couple of weeks before the move, so the delay shouldn’t be a problem. Nationwide are fairly quick with applications.

Well it took a while longer and will cost me more per month, but the mortgage came through on Monday and I hope to exchange next week, no gifted deposit needed. I'm going to overpay my mortgage as it is quite a large mortgage for my age and takes me into retirement. It doesn't matter too much as I will probably relocate but I should have some funds to overpay so I may as well.

Great news AliceBanned, good luck.  I've just ordered from Tesco and have to show the delivery driver ID, lockdown just gets worse.

Thanks youth leader. Seriously? Yes I agree, so hard to find efficient services, and I'm just hoping the lower standards don't stick, once we get out of this mess.
  • I've only just read this thread and am pleased that the situation has been resolved - by not requiring the ID.

What I don't understand is why the £2K was ever included in your deposit because it sounded as though you had used it for reducing an existing debt and it wasn't actually available for you to use as part of your deposit.

Thanks General Grant. I could have not mentioned it really, but the debt repayment was a condition of my mortgage and is on the mortgage offer. My solicitor asked for proof of it on Friday. My friend had a gifted deposit for her purchase which was put in her account months ago, and said she decided not to mention it because of all the hassle it will cause. Arguably I didn't have to but I didn't want it to come back to bite me - technically I had the gifted deposit at the time and used it to get the mortgage offer, though now it isn't even the case because I have managed to both save more money and increase my mortgage, to only just meet the purchase price.

PS Basically I think that technically would still require anti-money laundering checks, even if it went straight to repay my debts, because their repayment is a condition of the mortgage. It could amount to mortgage fraud to not mention it, I think, but was never sure so just wanted to be on the safe side.
