Nobody will exchange contracts.

Hey guys right according to my estate agent when they do a "chain chase" all the solicitors in chain are in a position to be able to exchange contracts. But when I ring my solicitor all I get out of them is. "Il follow it up and get back to you" I ring every day nobody gets back to be and I get the same answer. How could I possible force it too happen the chain consists of me, my buyer, and there buyer for there house . So 3 people involved. Its doing my head in now keeping me awake at night cannot concentrate etc.

And to add we are buying a new build and the developers are starting to ask the "right what's going on" questions which I have informed my solicitor and estate agent of. So they are aware my developer are getting uneasy.0

Solicitors might be ready. Their clients have their own agendas, i.e. getting the funds together, timing of completion etc. At a guess would prefer moving in the New Year now.1

EAs rarely know for sure what the legal situation is.It seems likely that one or more of the solicitors in the chain is not ready to Exchange. Your solicitor could perhaps be more forthcoming and tell you this but they tend to only contact clients when they have questions that need answering or news of progress.They rarely contact clients to say "Nothing to report- still waiting".0

I totally understand where you are coming from we can’t get anything out for our estate agents at the moment. From what I understand ours are using this week to get all pre Christmas completions through and will the deal with any other exchanges in the New Year0

You can't force exchange.
Exchange will only happen when EVERYBODY is ready for it to happen - you, every other buyer and seller in the chain, all solicitors, all lenders.0 -
I was in your shoes a few months ago - I sold a house to a couple who were selling their flat to a FTB and I was buying a new build. It got really fraught as my buyer's solicitor was, quite frankly, appalling and first of all wouldn't do anything - refused to talk to my solicitor or answer any emails and I almost lost the new build because I went over the 28 days (by months!) to exchange deadline and couldn't get the buyer's solicitor to actually do anything.
How far through the process are you? Through the chain has everyone got their mortgage approved, searches done, contract pack out and reviewed, has everyone signed everything they need to?0 -
Maybe they don't want to move this close to Christmas. You could force this issue by giving a deadline before which you would pull out - this may make them evaluate whether the hassle of finding another buyer is worse than moving just before Christmas. But you also risk having to go back to square on yourself.0

Update guys we managed to arrange a date to exchange! Which was going to be Monday the 21st!. Just had a phone call with my solicitor the bottom of the chain has all of a sudden had to report a issue with the flat they are buying to there lender!. My solicitor dosnt know what this issue is at all anyone have any ideas of what It could it. The bottom of the chain is a first time buyer buying a leasehold flat.0
