Using previous buyers solicitors

Hi all,

we are buying a house that someone else dropped out from. They dropped out just before exchange and so we were wondering if we used their solicitors who had done all the work and searches, could this speed up the process for us? Has anyone done this before? I don’t mind paying them it’s more of a time thing as the rest of the chain is waiting and we are keen to move fast!

    No reason not to, assuming the previous transaction is definitely "dead" and the previous buyers aren't going to want to resurrect it.

    We had a similar situation- I used a different solicitor but they bought the searches from the previous buyer’s solicitor which sped things up.

    Similar here. We already have a solicitor dealing with sale of ours, and aborted purchase (they pulled out) on Property 1, so we're sticking with her. 

    BUT to speed up purchase of Property 2, we've agreed to buy searches from their previous buyers who pulled out day before agreed exchange day 'as they'd found somewhere else'. Paying full price for searches & would have bought survey (would want reduced price), but surveyors said they'd have to revisit property. So I've instructed our own surveyor.

    I wouldn't feel comfortable using previous buyer's solicitor as they might still be acting for them in their sale  - possible conflict of interest?
