"I'm really sorry, I don't have enough money to pay your £90k back. Please can we come to an arrangement so I don't have to start worrying about bankruptcy. What? That? The other house that I own and rent out? No, don't worry about that... That's beside the point... No, we don't need worry about that."

And there's my point. The OP is clearly bricking it. Is probably suffering from all kinds of mental health issues, hence asking for help. Almost certainly missing sleep and constant worry. I've been there. It's hideous and horrible. It makes you feel sick and want to commit suicide.
Of course the OP has dripfed, but ultimately, look at it whichever way you like, he doesn't have any money to pay for the boiler.
Before commenting again, how about just considering the OPs situation and how you would FEEL. Be nice.

When in that kind of debt it's a bit pointless trying to hide and forget to own up to things.

If you aren't upfront with everyone then how the hell can anyone help. ?

Yes it's tough, yes, it is one !!!!!! up hot mess but sugar coating advice won't help either.
