The only condition which would make sense is for the purchase to be conditional on your sale exchanging - which would be safe enough for you to do, but fairly meaningless from the developers' point of view (as they have no control or oversight about your sale), other than perhaps they get a bonus for "exchanging" in any sort of loose sense.

Thats all they are doing, chasing their bonus. I would be telling them in no uncertain terms you wont be exchanging on Friday, your buyer is not ready and if this is a problem you'll pull out immediately and look elsewhere. I would also tell them to stop chasing your agent and solicitor every day and any more pressure they can stick their house where the Sun doesnt shine.... You have to be blunt with these people !1

thanks all for taking the time to reply, I will wait and see what tomorrow brings. I take your point David, and if its about us showing commitment to buying their plot on the condition of our sale then I am less concerned, but like you say, i'm not really sure of the advantage of this. I'm tempted to take rik and others' approach, stand my ground and not let them continue this unrelenting pressure.0

When we bought a new build they specified conclusion of the missives (essentially exchange) within 28 days of reservation. We went over that, and I even got a "threatening" phone call from the sales agent saying if we didn't get it done that day then they were going to sell the house to someone else. Ironically their solicitor was the one who had been sitting on the paperwork for over a week by that point...
My point is I think 28 days from reservation to exchange is commonly mentioned on here as a standard for buying new builds, but people seem to routinely go over that. Plus who on earth would they find to sell it to before Christmas that would be able to exchange any more rapidly that you can. In all likelihood they're just making empty threats.1 -
Everybody here is heartless, it seems to me. You are not thinking of the sales team at all. They have a living to earn, you know. They need this sale to come into this year's bonus, and it needs to be signed up before Xmas for that to happen. Next year's bonus is so far in the future that the average salesman cannot envisage that time ever coming.
Come on. Be reasonable. You are causing quite unnecessary stress and anxiety to the sales team.No reliance should be placed on the above! Absolutely none, do you hear?2 -
