  • Hars anyone checked the extent of the property  comprided int hese two leazses?   Is one bigger in extent than the other?
    Doubtful that mortgage lender would go as far as checking LR title in considering mortgage offer - they leave that to solicitors.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

    If your solicitor is not answering your questions to your satisfaction, then surely the easiest solution is to change solicitor?

    Because they say when they do the check they can only see the 1st one ie-99yrs ,
    * as Richard suggests, buy the Plans for both leases to compare
    * Send copies of both leases and Plans to your solicitor.
    * ask your solicior which one is being sold to you
    * ask your solicitor to explain the apparant conflict of the 2nd lease
    It is for your solicitor to
    a) resolve any legal issues, and
    b) explain anything his client (you!) does not understand
