Asked for EICR in selling flat

Is this normal to ask for?  I'm not sure if it's them who specifically want it, or a standard question from their solicitor. We live in a Victorian flat, so I suspect there will be some things that won't pass. I'm happy to pay for anything which is a genuine safety issue (or more realistically knock some money off the price) to be fixed but not if it isn't simply up to the current standards. Are there insurance implications if we have it done and not everything fixed? I was thinking of suggesting we do it after their homebuyers survey, so we can all be on the same page re price before I commit to any more spending (I don't want to be difficult with them, but also know we have to walk away with a certain amount of money). Thank you!

    If a buyer wants one, let them pay for it themselves.  I bet most homes won't be up to 'standard'.
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    I would just tell them you don't have one, and take it from there. Bear in mind they will just ask for everything they can think of, it doesn't mean any of them is actually a deal-breaker. They can get their own electrician in to have a check if they're really bothered.

    They're perfectly free to ask.
    You do not, of course, have to agree.
    They may, of course, decide to walk.

    The EICR will list findings in three categories - C1, C2, C3.
    C1 is "Excuse me, I'm just putting some rubber gloves on".
    C2 is "I do not like the look of that at all".
    C3 is "Perfectly safe, but not up to current standard".
  • I’ve agreed to get my boiler serviced at the buyers requested although I didn’t have to but I would draw the line at electrical testing, if they ask for that I’ll be telling them to pay for it themselves.
